A haven of peace in the heart of the village of Gryon

CH-1882 Gryon, Gryon

CHF 1'850'000.-

Le Vieux Chemin 10, built in 1756, is a property steeped in history. Initially named "Bertrand" and "Dr Olivier" chalet, it was owned by Edouard and Thérèse Bertrand, daughter of Juste Olivier, a poet from Vaud (1807 - 1876). Of cantonal interest, the chalet is classified as a note 2 in the census of historical monuments.

This magnificent property is located on a 2,840 m² south-facing plot of land and enjoys a breathtaking view of the Alps. Just below the centre and the church, the environment is calm and quiet, transport, shops, restaurants and schools are between 50 and 150 metres from the chalet. The plot consists of a large orchard with flowers, a vegetable garden, a gravel terrace and a large area of embanked fields.

The house of approx. 200 m² (2,153 sq ft) comprises two habitable levels. The ground floor comprises the day area with a large living room opening on to the covered terrace, a piano room (double bedroom or second living room), a living kitchen opening on to a covered veranda with access to the vegetable garden, a small office or workshop and a visitor's toilet. The upstairs sleeping area is accessed by a large staircase leading to a landing with 3 bedrooms, a study, a laundry room and a bathroom.

The lower ground floor is completed by a workshop/garden room, a covered wood shed, and the room for the oil tank.

The chalet is heated with oil by 2 burners located in the entrance hall and the living room. The glazing is single glazed. With the new insulation techniques it is possible to double glaze while maintaining the charm and visual authenticity.

The property does not include a parking space. The land easily allows for the creation of parking spaces, garages or covered areas as required.

A 11,000 m² forest plot located at the Route des Renards above Gryon is ideally sold with the chalet.

The chalet is available as a primary or secondary residence. For foreigners, it would be possible to acquire the chalet after a division and reduction of the size of the plot

A 3D virtual visit and a video tour are available on request.
