ART. 9 RESERVED ZONE 4

The reserved zone 4 is delimited by the plan; it concerns all zones, as defined in article 1 of
these regulations, which are located in the Clarens coastal strip, as well as the following detailed plans
:
- (95) PQ "En la Raisse" and addenda - 22.07.1970 and 15.11.1974.

It is intended to temporarily prevent any new construction on the parcel(s)
concerned.

Only interventions on existing buildings that fall within the scope of:
- maintenance;
- internal transformation;
- external transformation without increase in volume;
- external transformation with heightening, within the limits of paragraph 5 below;
- demolition-reconstruction, within the limits of paragraphs 4 and 5 below.

Voluntary and accidental demolition-reconstruction of existing buildings is authorized
within the limits of article 80 LATC and paragraph 5 of this provision.

After demolition-reconstruction and/or heightening, the number of construction levels below the
cornice or acrotere is limited to 5, not taking into account the termination level; the
reference facade is the street facade. Any increase in the built-up area of the building concerned is
excluded.

The occupation for residential or business purposes of existing premises currently uninhabitable,
but located within an existing volume, is authorized, subject to the usual conditions of
sanitary conditions (art. 25 ff. RLATC).

The change of use of business and commercial premises to housing is prohibited in
building levels that present a relationship to the street; in building levels
above the building, the change of use may only be authorized if the applicant
demonstrates that the premises have been empty for 2 years and that market conditions do not allow
to find a profitable taker.
